Delay Analysis & Programming

The Contracts Group provides construction delay analysis, programming advice and expert reports to help clients understand the causes and effects of delay, assess responsibility and support the preparation or assessment of extension of time claims.

We combine practical construction experience with detailed programme and project-record analysis to explain what happened, when it happened and how it affected progress and completion.

Understanding Delay and Disruption

Critical path analysis helps identify the events that affected project completion. We also examine non-critical delays and changes to planned working where these are relevant to disruption or productivity issues.

Where delays overlap, we assess their timing, interaction and effect against the relevant project records and contractual provisions. Delay to completion and disruption to working methods require careful, separate consideration.

Our Delay Analysis and Programming Services

  • Reviewing programmes and project records to identify the causes and effects of delay.
  • Applying Critical Path Method (CPM) techniques to assess the impact of events on project completion.
  • Preparing or reviewing delay analyses in support of extension of time claims.
  • Investigating delay and disruption issues, including overlapping events and changes to construction sequences.
  • Preparing programming expert reports and clear presentations for dispute resolution proceedings.

An Analysis Suited to the Project

Major projects often involve several interacting delay events. We select an approach suited to the issues, the available programmes and records, and the stage of the project or dispute.

Our analysis considers construction methods, sequences and durations alongside the documentary evidence. This helps us distinguish the effect of individual events and present a clear explanation of their impact.

Practical Experience and Expert Support

Our Directors and Planning Engineers bring practical construction knowledge to programme analysis and expert report preparation. Our experts include practitioners who have given oral evidence and been cross-examined in court and arbitration hearings.

Clarity of presentation and a mastery of the facts can help defuse cross-examination. Our experts combine theoretical analysis with practical construction experience to explain the records considered, the method adopted and the basis of their opinions clearly, both in written reports and when giving evidence at a hearing.
